Brock Lodge, Brockhurst Way, Northwich
A Fresh Start
When the owners of Brock Lodge on Brockhurst Way, Northwich, came to J Lord & Co, they had already spent time on the market with another agent and experienced a sale falling through.
Still keen to move, they decided to change agent and asked us to help them find their next buyer.
The Approach
A change of agent offered the opportunity to present Brock Lodge afresh, giving buyers a clear sense of the home, its setting and the life it could offer.
Our photography and written presentation drew attention to its defining features: the light and height of the vaulted living space, the connection between the reception rooms and garden, and the privacy of its established grounds. Alongside the practical details, we wanted buyers to understand how those spaces could work for them, from everyday routines to time spent with friends and family.
This gave us a considered foundation for the launch and for our conversations with prospective buyers.
Alongside the wider marketing, we reviewed buyers already known to J Lord & Co. One of those introductions led to the sale, bringing together the way the home was presented with our understanding of the person looking.
The Outcome
Within a couple of weeks of launching with J Lord & Co, a sale was agreed above the asking price.
For our clients, it brought fresh momentum after the disappointment of their previous sale falling through, allowing them to move forward with their plans.
Bringing the right people together
Brock Lodge is a straightforward example of why buyer relationships matter.
Marketing brings a home to people’s attention. Knowing the people already looking can help turn that attention into a sale.
